BOOKING AGREEMENTS

PLEASE READ CAREFULLY BEFORE SIGNING BOOKING FORM

1. Reserving The Summer House : for peak demand periods it is advisable to reserve the booking verbally on the telephone and we will then hold the property for you for the stated holiday period for 3 days (with no obligation) until we receive your booking form and non-returnable 20% deposit. Your booking will then be confirmed in writing

2. Damage Deposit and Final Deposit : A damage deposit of £100 is required with the final balance, 6 weeks before entry. This will be returned to you after your holiday provided that the property has been left in good condition, clean and tidy. Breakages and other damage must be reported. Hirers agree to take good care of the property and not to cause nuisance to neighbouring residents. If unreasonable damage over £100 is incurred, the owner reserves the right to recover the additional costs from the Hirer.

3. Entry and Departure : Lettings generally run from Saturday to Saturday and are from 4pm, unless agreed otherwise in writing. Please remember that you must fully vacate the cottage by 10.30 am on the day of departure and take all belongings with you.

4. Linen : all guests are to provide their own bed linen and personal towels.

5. Electricity and Logs: all reasonable use of electricity is included in the rental charge. The electricity meter is checked after departure and we reserve the right to recover excessive use of electricity from the Hirer. Logs for the wood burner may be used, but please replenish from the Spar shop or local garages.

6. Pets : no dogs or other pets are allowed in The Summer House.

7. Property : the owner of the hired property does not accept any liability for loss, damage, injury or other accident that the tenant or any of his party may incur or experience during the period of their hire.

8. Occupation : it is agreed that the tenant has a right to occupy the premises for a holiday only during the term reserved and has no other rights of occupation. A maximum of 6 persons shall occupy the property. We reserve the right to make substantial additional charges or terminate the contract forthwith without refund if more than six persons are found to be in occupation without our written consent.

9. Description : every care has been taken with the description which is given in good faith.

10. Cancelled Bookings : In the event of the Hirer being unable to occupy the property, please notify us as soon as possible in writing and we will try to obtain an alternative booking. If we are successful the Hirer will only forfeit his/her 20% deposit. If, however, the property remains unoccupied then the Full hire fees are payable. It is therefore strongly recommended that the Hirer insures against such eventuality.

11. Caretaker : if any problems are encountered during the holiday the Hirer should contact the Owners office and the local Caretaker of the property. Any complaints must be made immediately so that prompt investigation can be made. Complaints made after the end of the holiday cannot be considered.
